The following terms apply, ALL BOOKINGS ARE PROVISIONAL UNTIL CONFIRMED

General Terms

  1. Lettings are usually from Saturday to Saturday only, however short breaks throughout the year can be arranged upon request with a minimum of three nights stay.
  2. Tenancies commence at 4pm on the day of arrival and terminate at 9.30am on the day of departure.  No refunds will be given for early departure. 
  3. The tenant agrees to leave the property clean and tidy upon departure and in same condition upon as upon arrival.
  4. All persons using the accommodation at any time must not exceed the maximum number as stated on the booking form or on the website.
  5. There is no smoking allowed inside any property booked. The property is classed as a business premises – it is against the law to smoke in a business premises. 
  6. You, or any member of your party, are not to cause an annoyance, become a nuisance to occupants of adjoining premises during their tenancy, act illegally or antisocially or conduct yourselves in such a way that any damage is likely to be caused.
  7. You will be responsible for all damage or breakages caused by you and/or any members of your party (whichever applies) to the property or its contents (including the cost of any work needed to put this right).
  8. The Owner, or their representative, is allowed to access the accommodation at any reasonable time during occupancy given early prior notification to carry out inspection or repairs as required in the event of unforeseen needs.
  9. Occasionally, it may be necessary to make a material change to the booking arrangements for reasons such as withdrawal of a property or for any other problem with the property. The owner has the right to do so. In this event, we will contact you by phone or if reasonably possible in the case of a significant change or cancellation by email as soon as is reasonably practical. We will explain what has happened and let you know about the cancellation or change. In the event of the property being unavailable we will endeavour to offer an accommodation of a comparable standard and price. Should the only alternative property be of a higher price, we reserve the right to charge the difference. You will have the right to decline the alternative accommodation for whatever reason (e.g. price, unsuitability etc.) in which case we will refund the full amount paid, but no other compensation would be payable.
  10. Pets are very welcome but must not be left unattended in the cottage, nor allowed to sleep on beds or furniture.  You must keep dogs on a lead within the boundaries of a property (including the garden)Pets must not be allowed to chase farm animals. If you are bringing a pet please make sure you have read our separate information for pet owners document.
  11. Where there are special requirements, such as a Property suitable for the disabled or any other specific requirement, we will try to accommodate accordingly. Such requirements must be specified at the time of booking. The owner, cannot accept responsibility for special requirements, unless specified during booking and confirmation is given by us. If you, or member of your party, suffers from allergic reactions please take note that we cannot guarantee that pets have never been in that accommodation and cannot be held liable in such circumstances.
  12. Electricity and oil central heating are included in the rental (except for Campbellton 1 and 2 that have a £1 coin meter for central heating and hot water by boiler). Fuel for fires/stoves is supplied and additional bags of logs are provided at £8 each.
  13. Bookings from under 18s are not accepted.
  14. Payment of the balance of the rental must be made no later than 6 weeks prior to the commencement of the tenancy.  Failure to do so may result in cancellation of the booking with no refund of deposit. 
  15. All cancellations are subject to a 4% charge to cover cancelllation and admin fee, force majeuere excepted.
  16. Those arriving with no prior booking are asked to pay the full rental on arrival.
  17. We regret that we cannot accept a booking from any groups or individuals on the Sexual Offenders Register or anyone subject to a sexual risk order, child abduction notice or anything similar.

Events beyond our control:

The owner will not be legally responsible either jointly or individually for any compensation if we or they are prevented from carrying out our responsibilities under this contract as a result of events beyond our control. This means an event that we could not, even with all due care, expect or avoid, including:

A.    Labour disputes or strike;
B.    Acts of terrorism, war, riot or civil commotion;
C.    Breakdown of appliances, equipment or machinery;
D.    Loss of public utilities such as water, electricity and gas.
E.    Insolvency or bankruptcy;
F.    Malicious damage or vandalism;
G.    Keeping to any law or governmental order, rule, regulation or direction;
H.    Accident;
I.     Weather, including fire, flood, snow or storm;
J.     Other circumstances affecting the supply of services.
K.    Noise or disturbance from beyond the boundaries of the Property.
L.     Natural disaster.

You agree that the property is let to you to be used for the purposes of a holiday only and you so accept that the letting is a holiday let to which paragraph 6 of schedule 1 of the Private Housing (Tenancies) (Scotland) Act 2016 applies namely ‘A tenancy cannot be a private residential tenancy if the purpose of it is to confer on the tenant the right to occupy the let property for a holiday.’

The lead guest, who has placed the booking, must be over 17 years of age.

When making a booking you have provided your personal information. We are committed to protecting any personal information you have provided us, directly through our website or via a third party booking agent.  Terms and Conditions may change from time to time and in this event they will apply as the day of stay.

Cancellations

Cancellations must be immediately notified to us by email. For any guest that does not meet the expected criteria of our T and Cs (1-17) a booking may be refused or cancelled.

For any booking made a £100 deposit is taken which is non-refundable (force majeure excepted) unless we are able to re-let the same property for the same period booked. The full balance is due six weeks prior to your arrival and is non-refundable unless we are able to re-let the same cottage for the same week.  All refunds will be released minus a cancellation fee of 4% of the overall amount paid.  We therefore ask that guests consider using our recommended insurance policy from Rothwell and Towler or their own travel insurance policy if they wish.

In general our cottages are popular and book well, so if you do have to cancel you can be assured we will do our very best to re-let the cottage accordingly.

Should you not be able to stay due to national restrictions because of covid-19 then we would be happy to provide a refund of the rental amount paid should you not wish to change your dates. Should there be no legal restriction on visiting the Highlands, for example, if one of your group is worried and reluctant to travel, this does not constitute a legal reason for your booking being unable to continue therefore you should consider your options for taking out appropriate cancellation insurance cover.  For changed dates the value of the original booking will be transferred to the new dates. Should the cost be lower a refund would be provided, for higher value dates the balance payment would be required 6 weeks prior to arrival for cottages.

A stunning spot in the hills with beautiful views through the woods and along the loch. The house itself was spacious and warm and so welcoming we didn't want to leave! I would happily recommend it to anyone and everyone....
